Conservation Subdivisions:
Howland & Higgins provides conceptual (sketch plan) and detail design services for conservation subdivisions. I believe that each parcel of land is unique and should be developed as such. As I perform a site walk, land "speaks" to me. The resulting conceptual plan is a response to my experience on the land, the unique qualities of the land including its historical elements, the recognition of local plant and animal communities, and the needs and wishes of the client, town officials and neighbors
- Conservation subdivisions are a win/win scenario. Open space and its resources are permanently protected at no cost to the town. The city/town has reduced long term maintenance costs. The developer is adequately compensated.
- Conservation subdivisions are an alternative to conventional "cookie cutter" land development consisting of only lots, streets and stormwater facilities with no open space.

Design Services
- Enhancement of project entrances, streets and stormwater facilities.
- Planting Designs for individual homes based on a developer's budget and within the concept of "the right plant in the right place." Plants are selected based on soil type, available planting space, exposure, and architectural features: not what was on sale at the nursery on a particular day.
- Site planning for individual home sites. I work with builders and architects to select the proper location for the home based on the site's unique features including views, significant trees, and rock outcrops.
